API terms of use
Last updated 5 September 2026
1. Who we are and what these terms cover
The Andorra Listings API ("the API") is operated by SENDRACORP, SLU, Andorra ("we"). These terms govern access to the API by anyone holding an API key ("you"). They complement the terms of use of andorralistings.com; where the two differ, these terms prevail for the API. They are written in English; a translation may be provided for convenience, but the English text is the one that applies.
By creating an API key or sending a request with one, you accept these terms on behalf of yourself or the organisation you represent.
2. The data
The API returns property adverts published by real-estate portals and agencies ("sources"), consolidated so that one property has one record with every source advert attached. The adverts, their texts and their photos belong to the sources and the advertisers. We hold no rights in them and grant none; what you get from us is a compilation and the work of matching adverts to properties.
The data is what the sources publish, when we last read them. Prices, sizes, availability and locations can be wrong, out of date or contradictory between sources, and a property shown as active may already be gone. We do not verify adverts and we make no promise about accuracy, completeness or fitness for any purpose.
Sources whose terms forbid redistribution are not included. Personal data of advertisers (phone numbers, e-mail addresses, names of private individuals) is neither stored nor served.
3. What you may do
You may use the API to build products and services, internal tools and analyses, and to display properties to your users, on the condition that every advert you show names its source and links to the source URL we provide for it.
You may store responses for caching and for keeping a copy in sync through the changes feed, for as long as your key is valid, and you must remove a property from what you show within two days of it being reported as delisted.
4. What you may not do
Republish the data in bulk, sell or license the raw feed, or offer a service whose main value is access to this data rather than something you built on top of it.
Use the API to reconstruct the full dataset (systematic crawling of every property), to train models that reproduce the adverts, or to circumvent rate limits and quotas by using several keys or accounts.
Share a key with a third party or embed it in software you distribute; each organisation needs its own key, and you are responsible for every request made with yours.
Contact advertisers on the basis of our data for purposes they did not publish the advert for, or use the data in a way that breaks the sources' terms or the law.
Present the data as ours or as verified by us, or remove attribution.
5. Keys, plans and limits
Keys are created on your account page and start on the Free plan. Each plan has a per-minute rate and a daily or monthly quota, listed on the pricing page and reported in the response headers; they are part of these terms. Over the per-minute rate, requests are refused with status 429. Over the quota, Free keys are refused until the reset; paid keys keep working and the excess is invoiced at the overage price.
We may lower limits temporarily to protect the service, and we may suspend a key that harms the service or breaks these terms. We will tell you when we do, unless we cannot reach you or the breach is serious.
6. Prices, payment and cancellation
Paid plans are sold by Paddle.com Market Ltd, our reseller and merchant of record, at the prices on the pricing page plus applicable VAT. Plans renew monthly until cancelled. Cancelling stops the next renewal; the key keeps its plan until the end of the paid period. Fees and overage already incurred are not refunded; the 14-day money-back guarantee of the consumer plan does not apply to API plans.
Until self-service purchase is open, paid plans are agreed by e-mail and invoiced through Paddle.
7. Availability and changes
The API is provided as is. Outside the Enterprise plan there is no service level; we aim for continuous availability and announce planned maintenance on the developers page where we can. We are not liable for loss caused by unavailability, errors in the data or changes to it, to the extent the law allows; where liability cannot be excluded, it is limited to the fees you paid us in the twelve months before the event.
The API is versioned in the path (/v1). We may add fields and endpoints at any time. Changes that remove or rename something you rely on will be announced on the developers page at least 60 days before, and the previous version kept available during that period. We may discontinue the API with 90 days' notice.
8. Privacy
To run the API we store your account e-mail, the hash of your keys, and per-key request counts and the times of use. Request logs (IP address, path, status) are kept for 14 days for security and debugging. The privacy policy of andorralistings.com applies to this data. We do not receive or store your end users' data.
9. Termination
You can revoke a key or close your account at any time. We can terminate access with 30 days' notice, or at once if you break these terms, do not pay, or if a source requires us to withdraw its data. On termination you stop using the API and delete data obtained from it within 30 days, except what you must keep by law.
10. Law
These terms are governed by the law of the Principality of Andorra and disputes go to its courts, without prejudice to mandatory rights of consumers where they apply. If a clause is found invalid, the rest stays in force.
