Property prices in Andorra
Current asking prices for homes for sale and to rent in Andorra, by parish, updated daily, with how the figures are computed.
This page shows what homes in Andorra are being offered at today: the asking prices of homes for sale and to rent, country-wide and for each of the seven parishes. The figures are medians of asking prices, not of completed sales, which Andorra does not publish. Each home is counted once even when several agencies and portals advertise it, and the tables are recomputed every day from the adverts on the market.

How to read the differences between parishes
The price per square metre is the better guide to how dear a parish is, because the median price also reflects the size and type of home on offer: a parish with many chalets will show a high median price even if its flats are not expensive.
The capital area, Andorra la Vella and Escaldes-Engordany, is usually the dearest per square metre. It has the most jobs, shops and services, the densest stock of flats and little land left to build on. Sant Julià de Lòria, on the Spanish border, is generally the most affordable parish for both flats and houses. In the ski parishes, Canillo and Encamp, prices depend on how close a home is to the lifts: flats in Soldeu, El Tarter and Pas de la Casa are priced as ski property, while village homes farther from the slopes are cheaper. La Massana and Ordino sit between the two, with more houses and chalets than the capital area and a family market. Each parish has its own page with its types, for example the market in Escaldes-Engordany, and its own guide, such as living in Canillo or living in Ordino.
Small counts move medians. Where a parish or type has few homes on the market, one or two new adverts can shift the median noticeably from one day to the next; read the count column before drawing conclusions.

Rents follow the same pattern as sale prices, with the capital area dearest per square metre. The long-term rental market is smaller than the sale market, especially in the ski parishes, where many flats are let by the season. For how leases work, see Renting in Andorra.
Methodology
What counts as a home. Flats, penthouses, duplexes, studios, lofts, houses, chalets, townhouses and farmhouses, and rooms for rent. Parking spaces, storage rooms, land, commercial premises and buildings sold whole are left out, as are adverts without a price or without a parish.
One home, one row. The same flat is often advertised by several agencies and portals. We group the adverts that describe the same home and count it once, at the lowest asking price among its current adverts. A home stays in the figures while at least one of its adverts is live.
Medians. The median price is the middle value when the homes are sorted by asking price: half are cheaper, half dearer. It is less sensitive than the average to a few very expensive properties. The median price per square metre is computed over the homes whose adverts state a surface.
The comparison day. The change column compares today with an earlier day. Our coverage of agencies and portals grew through September 2026, so a simple month-on-month comparison would partly measure the new sources, not the market. The change is therefore measured against the oldest day within the past month that counted at least 90% of the homes counted today. Where no such day exists, no change is shown.
Reconstructed days. The daily figures have been recorded each night since 18 September 2026. Days before that were reconstructed from the adverts' first- and last-seen dates and their price history, and are marked as reconstructed wherever they appear.
What the figures are not. Asking prices are not sale prices: homes often sell below their asking price, and the gap varies with the market. The figures cover the homes advertised online by the agencies and portals we follow, not every home in Andorra.
For the month-by-month picture, with the parish and type tables at each month's end, see the monthly market report. The costs on top of the price are in Taxes and costs of buying in Andorra.
Laws and taxes change. This guide is general information, not legal advice: check with a notary or an adviser before you sign.
Frequently asked questions
Is Andorra expensive compared with Spain or France?
Per square metre, homes in the capital area of Andorra are generally dearer than in the Spanish and French Pyrenees nearby and closer to the prices of large Spanish cities. The ski parishes are priced like resort property, and Sant Julià de Lòria is the most affordable parish. Lower taxes on owning and income are part of what buyers pay for.
Are these sale prices or asking prices?
They are asking prices, taken from the adverts on the market each day. Andorra does not publish the prices of completed sales, and homes often sell for less than they are advertised at. Use the figures to compare parishes and follow the trend, not as a valuation.
How often are the figures updated?
Every day. Our crawler reads the agencies and portals each night, updates the homes and their prices, and records a new set of figures; the page shows the date of the latest update above the tables.
Why does the change column not always cover a full month?
Our coverage of agencies and portals grew during September 2026. To avoid counting new sources as price changes, the change is measured against the oldest day in the past month that already counted at least 90% of today's homes, which can be less than a month ago.
Which parish is the cheapest in Andorra?
Sant Julià de Lòria is generally the most affordable parish for flats and houses, and the capital area of Andorra la Vella and Escaldes-Engordany the dearest per square metre. Check the tables above for the current figures, since the order can change for particular types of home.
