Living in Canillo: the ski parish

Canillo, from Soldeu and El Tarter to Ransol and Canillo town, with its holiday flats, chalets, winter roads and live asking prices.

Who lives there and what it is like

Canillo is the mountain parish at the top of the main valley, on the road to France over the Envalira pass. It holds the core of the Grandvalira ski area, around Soldeu and El Tarter. It is the highest and coldest of the parishes and the farthest from the capital.

Life here follows the seasons. In winter Soldeu and El Tarter fill with skiers, seasonal workers and second-home owners; in spring and autumn many flats stand empty and some shops and restaurants close. Canillo town, lower down, is a small year-round village with the comú, a few shops and the Palau de Gel ice rink. Incles and Ransol are small side-valley hamlets. People who live here all year tend to work in tourism or to want the mountains more than the town.

Getting around

Canillo town is about 25 minutes by car from Andorra la Vella, and Soldeu around ten minutes further up. The national bus network runs along the main road through the parish to the capital, free for residents since 2022. In winter the road up to Soldeu and beyond is at altitude and snow is common: winter tyres or chains are needed, and the Envalira pass towards Pas de la Casa and France can close in storms.

Ski and outdoors

This is the reason most buyers look at Canillo. Soldeu and El Tarter have direct lift access to Grandvalira, and a gondola from Canillo town also climbs into the ski area. In summer the same slopes are used for walking and mountain biking, and the Roc del Quer viewpoint above Canillo town is a short drive away. The Incles valley is a starting point for walks towards the lakes.

Schools and services

Canillo has public primary schooling, while secondary schools are in the capital area, so older children commute by bus. Doctors and pharmacies are limited to the essentials and the general hospital is in Escaldes-Engordany. For larger shops you drive down the valley.

The homes

The stock is shaped by skiing. Most of what is for sale is holiday flats in Soldeu and El Tarter, many of them in developments of the 1990s and 2000s, with some newer apartment buildings and a number of chalets on the slopes. Canillo town, Ransol and Incles have more year-round homes: flats in small blocks, village houses and some terraced homes. Holiday flats in Soldeu and El Tarter generally cost more per square metre than year-round homes in Canillo town. Rentals are split between seasonal lets in winter and a smaller market for long leases.

Frequently asked questions

Is Canillo a good place to live all year?

It can be, if you want the mountains and do not mind the drive to the capital. Canillo town and the lower villages are lived in all year, while Soldeu and El Tarter are quiet outside the ski season. Winter driving and the distance to secondary schools are the main practical points.

How far is Canillo from Andorra la Vella?

Canillo town is about 25 minutes by car from the capital, and Soldeu further up the valley takes longer. Buses run along the main road through the parish. In snow, allow extra time and carry chains or fit winter tyres.

Are homes in Soldeu more expensive than in Canillo town?

Generally yes, per square metre. Soldeu and El Tarter sit at the lifts of Grandvalira and much of the stock is holiday flats, which ask more than the year-round homes in Canillo town. The tables on this page show the current medians by type.

Can I let my Canillo flat to tourists?

Short lets to tourists need a tourist-accommodation registration with the parish and the Government. The rules differ by area and change from time to time, so check with the comú before you buy with letting in mind.

Is there a ski lift from Canillo town?

Yes, a gondola from Canillo town climbs into the Grandvalira ski area, so you do not have to drive to Soldeu to ski. Soldeu and El Tarter have their own direct lift access.
