Living in Andorra la Vella: the capital

The capital parish, its neighbourhoods, transport, schools and the flats that make up most of its housing, with live asking prices.

Who lives there and what it is like

Andorra la Vella is the capital and the commercial centre of the valley. The Government, the Consell General, most banks and the main shopping street, Avinguda Meritxell, are here, and the town runs without a break into Escaldes-Engordany, so the two parishes work as one urban area in the valley bottom. People who live here usually work in the town or nearby and want to do most things on foot: shops, offices, the doctor, the bus.

The centre is dense and busy on weekdays and in the shopping seasons, with traffic to match. To the south, along the road to Sant Julià de Lòria, Santa Coloma and La Margineda are quieter residential neighbourhoods, with more recent blocks and a little more space. The general hospital is a short trip away in Escaldes-Engordany.

Getting around

Everything in the parish is within walking distance or a short bus ride. The national bus network links the capital with every other parish, and journeys have been free for residents since 2022. By road, Escaldes-Engordany is next door, Encamp and La Massana are around ten to fifteen minutes away, and Canillo about 25 minutes. Barcelona and Toulouse are about three hours by road. The valley roads are cleared quickly in winter, but you still need winter tyres or chains for any trip up to the ski areas.

Ski and outdoors

There is no ski area in the parish. The nearest lifts are the Funicamp in Encamp, which goes up into Grandvalira, and the gondola from La Massana to Pal-Arinsal, each a short drive away. Walking paths start from the edges of town and climb the slopes on both sides of the valley.

Schools and services

The three public school systems (Andorran, Spanish and French) all have schools in the capital area, including secondary schools, and private international schools are found in the capital area and in La Massana. Administrative services are here: the Government's offices, the immigration service and the comú of Andorra la Vella.

The homes

The stock is the densest and most urban in the country: almost all flats, in blocks of several storeys along the main avenues and on the slopes above them. Houses are rare and appear mainly on the edges of the parish. Much of the centre dates from the building boom of the 1970s to the 1990s, with new blocks replacing old ones plot by plot; Santa Coloma and La Margineda have more recent developments. Nearly everything is lived in all year round, and the rental market is active, though tight. Per square metre the capital is among the dearest parishes, alongside Escaldes-Engordany; the tables below show the current asking prices by type.

Frequently asked questions

Is Andorra la Vella mostly flats or houses?

Almost entirely flats. The capital has the densest housing in Andorra, in blocks along the main avenues and on the slopes above them. Houses are rare and usually on the edges of the parish.

Is Andorra la Vella more expensive than the other parishes?

Per square metre it is among the dearest, together with Escaldes-Engordany. The parishes further from the capital, and Sant Julià de Lòria in the south, generally ask less. The live tables on this page and on the market page show the current medians.

Do I need a car to live in the capital?

Not necessarily. Shops, offices and services are within walking distance, and the national bus network connects the capital with every parish. A car helps for the ski areas and the higher villages, especially in winter.

Which neighbourhoods are quieter?

Santa Coloma and La Margineda, to the south of the centre on the road to Sant Julià de Lòria, are more residential and calmer than the centre. They are still a short drive or bus ride from Avinguda Meritxell.

Can I rent easily in Andorra la Vella?

The rental market is active but tight, and good flats go quickly. Landlords usually ask for a residence permit or an application, a work contract or payslips, and a deposit. Read the renting guide for the rules on contracts and deposits.
